Punctuations.ai Book Audit

77% of firms can't
fill the estimating
seat.

AI does the takeoff.

Blueprint reader purpose-built for the $2–$20M GC band, electrical / plumbing / HVAC subs, and MEP-integrated shops. Your estimators do the bidding; AI counts the outlets, measures the runs, and prices the fixtures.

No commitment. You keep the takeoff and gap-list either way.

The reality

The bid drops Thursday.
It's due Monday at 5.

A $15M MEP package lands on the desk, and the first task isn't pricing the job — it's counting outlets, measuring runs, and pricing fixtures by hand. The estimating seat you'd hire for stays open 60 to 90 days. The bid windows keep compressing.

The seat won't fill

The latest AGC survey says 77% of firms can't fill estimating roles. The vacancy stays open 60 to 90 days, and the work doesn't wait.

Takeoff eats the week

Your estimator spends most of the week counting outlets, measuring runs, and pricing fixtures — instead of winning bids.

Bid windows are compressing

Tariff-exposed work moves fast. A set drops Thursday and a hard bid is due Monday at 5 — there's no week to count by hand.

A 2% miss is project-killing

A quantity miss that was margin pain in 2024 can sink a 2026 bid. The tolerance for a bad count has collapsed.

MEP takes the worst of it

Integrated MEP packages are where the counts are densest and the clashes hide — and where a manual takeoff breaks down first.

You can't out-hire it

In this market you don't add an estimator — you give the one you have multiples of their current capacity instead.

How it works

AI does the takeoff.
Your estimator calls the price.

Four passes. Each one closes the gap between a 142-sheet bid set and a priced, bid-ready number.

Why now

The cost of a bad count went up.

In 2026, mid-rise multifamily carries roughly $15–$25/SF of embedded tariff cost — about 50% on steel, 10–25% on lumber, and 6% on aggregate. AGC-NCCER data shows 43% of GCs canceled or postponed projects in the last six months, and MEP packages are taking the worst of it. A 2% quantity miss that was margin pain in 2024 is project-killing in a 2026 bid.

The outcome

From 30 hours of counting
to an afternoon.

Punctuations.ai reads the bid set your team currently counts by hand. It returns every outlet, fixture, and run by sheet, priced against your supplier book — so your estimator spends the week winning bids, not measuring them.

  • Form-agnostic — PDF, CAD, or scanned, any scale
  • BOM priced to your supplier book and assemblies
  • Estimator-in-the-loop — AI counts, your team prices
  • ISO 27001-aligned data handling, NDAs on request

Common questions

From estimating, ops,
and infosec teams.

Does this replace our estimator?

No. AI does the takeoff — the counts, the measures, the BOM. Your estimator owns the price, the assemblies, and the bid strategy. It's leverage on the person you already have, not a replacement.

What does the free 2-hour audit actually deliver?

Bring one recent bid. We walk the file, run the takeoff live, and show the hours back. You keep the takeoff and the gap-list whether or not we move forward.

How does it handle our pricing and assemblies?

The BOM is generated against your supplier price book and your assemblies — not a generic catalog. Tariff-exposed lines are flagged as steel, aluminum, and lumber move, so you re-quote the right items.

How is our bid data handled?

ISO 27001-aligned. Bid sets are processed in an isolated tenant, encrypted in transit and at rest, and purged on schedule. We sign standard NDAs.

Does it only do MEP packages?

No. The same form-agnostic engine handles electrical, plumbing, HVAC, civil, and general-contracting sheet sets. MEP is simply where the counts are densest and the time savings are biggest.
